Due to unforeseeable circumstances, I am no longer able to continue my tenancy for the year 2012/13 so am therefore advertising the room on behalf of my landlady. The property is 155 Monks Road, opposite the Arboretum Park on a popular student road in Lincoln. Location is ideal for access to town (about 10minutes from the centre/pubs/clubs) and only a 15 minute walk to the university. Basic facilities within a 3 minute walk include 3 cornershops, an off license, doctors, pharmacy and the walk in centre. The rent is £62 a week for a large recently decorated double bedroom. The room is fully furnished in a 7 bedroom house, however the 7th bedroom is part of a self contained flat at the rear of the property, so the house is only shared between 6 people. The house has communal livingroom/kitchen, 2 bathrooms and is equipped with all white goods including a washing machine. There is adequate cupboard/fridge/freezer space for each tenant, and basic kitchen utensils are supplied. Should you have your own transport, this fee includes a private off road car parking space for 4 vehicles to the rear of the property. The rent also includes all bills capped up to £250 per item per quarter, and wireless internet and virgin media television package, as well as the TV license for the main living room prepaid. All the tenants that will be staying next year are very nice, friendly and easy to get on with, studying at Bishops Grott and University of Lincoln. The tenancy runs from 1st July 2012 to 30th June 2013. The deposit for the room is £180, which is refunded at the end of your year's tenancy and the key deposit is £25, which is also refundable on returning your keys. The landlady is very flexable with rent payments, and these could be set up for when your loan comes in or monthly if you prefer. During the last year I have spent here, the land lady has been very good with sending out plumbers/electricians promtly when they have been needed, and replacing broken furniture. In General a good quality student house, large size bedroom, and friendly housemates that you will be sure to have a brilliant year with!
